Do I need a building permit for a commercial renovation in Fort McMurray?
In most cases, yes. The Regional Municipality of Wood Buffalo requires a building permit for renovations, alterations and changes of use to existing buildings, and its Safety Codes branch handles permits and inspections. Applications go in through E-Permitting or in person at 9909 Franklin Avenue. Ask MJNI at the site visit what your scope will need.
Does a new tenant need a development permit to open in an existing Fort McMurray unit?
Not always. Under Wood Buffalo's Land Use Bylaw 26/001, in effect since January 1, 2026, listed commercial uses such as office, retail and restaurant can apply for a change of use permit exemption when every criterion is met, including no change to the site or the building's floor area. Otherwise a change of use development permit applies.
Can MJNI rebuild a commercial interior after flood or fire damage?
Yes. MJNI handled a post-flood restoration at Ms B Restaurant and restoration work at Timberlea Pharmacy, both named in the clients' Google reviews. That experience matters here: the April 2020 ice jam flood affected about 1,230 structures by initial counts, and 42 of the 81 properties in TaigaNova Eco-Industrial Park.
Which parts of Fort McMurray does MJNI cover?
All of it. MJNI is based in Fort McMurray and takes commercial work downtown and in the Lower Townsite, MacKenzie Industrial Park, Gregoire, TaigaNova Eco-Industrial Park, Thickwood, Timberlea, Eagle Ridge and Parsons Creek. Book a site visit with the address and the scope, and the crew comes to you.
